Why Investor Roster exists
We are not a data vendor. We are capital markets professionals who built this dataset to raise capital for our own deals and our clients’ deals.
Nearly 15 years as top-producing debt and equity placement agents, raising capital for CRE sponsors across multifamily, industrial, office, hospitality, and mixed-use. Every relationship, every allocation, every pass and the reason for it went into this database.
Today it runs a fund. We are the team behind High Peaks Capital, an institutional CRE debt fund, and this is the same database we use to source our own investors.
“A list of names is not a roster. Knowing who is actually writing checks this quarter, and who already told you no, is the whole job.”
The data
Compiled from thousands of public sources. Corrected by people who raise capital for a living.
Wide enough to be complete
Public filings and regulatory disclosures, fund and investor databases, industry directories, conference rosters, news and deal announcements - pulled together and reconciled into one record per firm. That is how the count reaches 35,000 rather than the few hundred any one shop knows personally.
Then researched one firm at a time
Compiled data tells you a firm exists. It won’t tell you they passed on your last three deals, or that the contact listed left in 2023. We check it, fill the gaps, and add what fifteen years of placing equity and debt taught us about which firms write checks and which ones only take meetings.
Unknown is a real answer
Everywhere else a firm is either in your results or it isn’t, and a field nobody ever researched quietly counts as a match. Here those are two different answers. Your search returns the firms someone established actually do what you asked for. The ones nobody has asked yet are held back and labelled, and you can pull them in whenever you would rather see every possibility than only the certain ones.
Real estate only, equity and debt
LP and JV / co-GP equity, preferred equity, fund LPs. Bridge, construction, permanent, agency and CMBS, life company, mezzanine, fix-and-flip. The generalist platforms count venture funds and buyout shops toward their totals. Those are rows you scroll past.
What it does
A real workflow tool, not just a list of names.
Filter the right partners
Search LPs, JV / co-GP capital, preferred equity, fund LPs, and lenders (bridge, construction, permanent, agency / CMBS, mezz, fix-and-flip) by what they actually do - asset class, geography, check or loan size, structure. Filters return confirmed matches by default, and will bring in the unresearched firms too when you ask for them.
Notes, tags, follow-ups
Log every call, email, and meeting against the firm and contact. Set follow-up dates and see what's overdue. Build private notes only you can see.
Per-deal pipeline + matching
Create a deal, find matching partners from the database, run them through a pipeline (Target, Deal Sent, Reviewing, Committed, Passed). Honest signal: a firm is there because someone established it fits, not because nobody checked.
Who it's for
Built exclusively for real estate investors, developers and fund managers - and the advisors who help them source capital.
Active CRE sponsors and borrowers raising equity or debt across multiple deals a year - from fix-and-flip and small-balance up to institutional. Capital markets professionals, mortgage brokers, and placement agents. Co-GP / capital raisers scaling syndication businesses. Fund managers raising their next vehicle.
Equity and debt, real-estate-only. Most platforms are broad and shallow; this one goes deep on the CRE capital stack - the equity partners and the lenders that actually get deals done, curated by people who’ve raised both. No generalist noise, no dead leads.

Questions
The things people ask before they sign up.
Pricing, the founding rate, where the data comes from, and how it compares to the generalist platforms.
What is the founding-member rate?
The first 20 subscribers save 33% off standard pricing for as long as their subscription stays continuously active. It is a permanent rate, not a launch promo, and it applies to both Solo and Teams.
Where does the data come from?
Curated over nearly 15 years from direct LP and family-office relationships, industry intelligence, and public sources. Curated, not scraped.
Do you cover both equity and debt?
Yes - LP and JV / co-GP equity, preferred equity, and fund LPs; plus bridge, construction, permanent, agency / CMBS, mezz, and fix-and-flip debt. Real-estate-only, curated by people who've raised both.
How is this different from the big research platforms?
Those cover every asset class for institutional teams, at institutional prices. This is CRE-specific, covers equity and debt, and is priced for individual sponsors. We go deep on the capital stack and wrap a real workflow around it.
